Job Description:

ESSENTIAL FUNCTIONS AND BASIC DUTIES

  1. Work closely with the Director of Preconstruction / Senior Estimators to provide Owner’s with all initial budgets, revised pricing updates, budget options, value engineering alternates, scheduling, and other information required for the complete planning & coordination of the project.
    Perform full review of the plans and specifications so as to understand the overall scope of the project. Review with Senior Estimator any special quantity surveys as may be mandated by the specifications such as alternates.

  2. Ensure all quantity survey information is organized, accurate, and capable of being understood by other team members.

  3. Review quantity survey assignments with Senior Estimator. Understand the scope of the assignment and the completion times allotted.

  4. Review all addendums and adjust quantity surveys as necessary. Responsible for the communication of all bid information to subcontractors, coordinate and delegate this task to Estimating Assistant, if warranted.

  5. Investigate pricing issues as directed by the Senior Estimator

  6. Perform subcontractor phone solicitations (price quotes, RFP’, scheduling & unit price information) as requested by Senior Estimator.

  7. Coordinate with Estimating Assistant all document reproduction and distribution of plans to subcontractor’s /other team members as directed by Senior Estimator.

  8. Format & assemble complete estimates as requested by Senior Estimator.

  9. Generate design development and conceptual development estimates with appropriate detail, qualifications, & assumptions to adequately convey project planning and scope of work to Owner & design consultants.

  10. Generate design development (D.D.) estimate, construction document (C.D.) estimate, and GMP estimates with quality and accuracy that represents a thorough understanding of the scope of work.

  11. Review, analyze, and generate subcontractor “bid abstracts” as requested by Senior Estimator.

  12. Generate cash flow projections, life cycle pay back analysis, and other monetary information that would facilitate the decisions of the project team & Owner.

  13. Generate “Supplemental Instructions To Bidders” and Subcontractor RFP’s, in unison with and in support of the Project Manager, for major front end sub trades as necessary to maintain design schedule or as required by component lead-time for the project.

  14. Generate Subcontractor listing & bid solicitation with input from Senior Estimator, Project Manager, and other team members.

  15. Coordinate with Estimating Assistant the ordering & distribution of Bid Documents to subcontractors & suppliers

  16. Monitor subcontractors to insure adequate sub coverage is available @ bid time.

  17. Perform bid day assignments, which may include taking of phone bids, reviewing & analyzing bids received by fax, and tabulating bids on abstract sheets as requested.

  18. Ensure that alternate and unit price worksheets are available on bid day.

  19. Input and maintain historical Project Data Sheet from completed estimates.  

  20. Input and maintain historical Master Budget Recap (sorted by project type) from completed estimates.

  21. Develop and maintain Master Cost Data Sheets from completed project and historical unit price database (by project) covering all major subcontractor trade categories.  

  22. Utilize Reno standard Lotus, Word, software for spreadsheet work, word processing, info management and scheduling.

  23. Provide estimating and technical support to Project Managers, Project Superintendents, Project

  24. Engineers, and other RCI team members on as needed / requested basis.

PERFORMANCE MEASUREMENTS

  1. Complete and accurate quantity surveys.

  2. Complete and accurate estimating.

  3. Work toward monthly goals for preconstruction department and personal goals.

  4. Conduct all business with Reno standards and vision in mind.

  5. Complete work on time.
